What is an annual boiler service?

An annual boiler service is a once-a-year inspection, clean and safety test of a gas boiler, carried out by a Gas Safe registered engineer to check that it is burning gas safely, venting its fumes properly and running as efficiently as the manufacturer intended. Most boiler manufacturers make a yearly service a condition of their warranty, and many home insurers and boiler cover providers expect one too.

A service is not a repair. The engineer is looking for wear, leaks, poor combustion and anything that could become dangerous. If they find a fault, fixing it is usually quoted separately. Nor is it the same as a landlord's gas safety check, which is a legal record of appliance safety rather than a full maintenance visit, although many engineers can do both in one appointment.

Agree the service scope and access

Keep the last service record and boiler manual ready for the engineer. For a visit in your area, describe access to a loft boiler before confirming the appointment. The engineer should follow the manufacturer's servicing schedule and quote for seals, parts or repairs separately where these are outside the booked service. Do not run an appliance that has been identified as unsafe.

Signs you need a boiler service

  • It has been more than 12 months since the last service, or you have no record of one after moving house
  • Soot marks or concerns about combustion; seek prompt safety advice rather than waiting for a routine service
  • The pressure gauge keeps dropping below 1 bar and needs topping up
  • The boiler is slow to fire, makes a whooshing bang on ignition or locks out on cold mornings
  • Water is dripping from the condensate pipe joint, the pressure relief pipe outside, or under the boiler
  • If a carbon monoxide alarm sounds, leave the property and get emergency advice; do not wait for a service appointment

Autumn is the busiest time for servicing because people remember their boiler when the heating first goes on. Booking in late spring or summer usually means more choice of appointment, and any faults found can be fixed before you need the heat.

Types of boiler service explained

  • Standard annual service — a visual check, casing removed, combustion analysis, cleaning of the condensate trap and key components, checks on seals, gas pressure, safety devices, flue and expansion vessel, followed by a written service record.
  • Full strip-down service — the engineer dismantles and cleans the combustion components as required by the manufacturer; removing the heat exchanger is not a routine requirement. Often recommended where combustion readings are poor or the boiler has not been serviced for several years.
  • Warranty service — a standard service recorded in the Benchmark section of the boiler manual or online, so the manufacturer can see it was done on time. Missing one can void a long warranty.
  • Service with landlord gas safety record — the boiler is serviced and all other gas appliances in the property are safety checked, with a record issued for the tenant.

Oil boilers need servicing every year too, by a competent oil technician, such as one with the appropriate OFTEC servicing registration, and the visit usually includes replacing the nozzle and fuel filter. Solid fuel and biomass appliances need servicing and chimney sweeping at intervals set by the manufacturer and the fuel burned.

What to include when asking for a quote

Give the boiler make and model, which is printed on the front panel or the data badge underneath, and its approximate age. Engineers prefer to know in advance whether it is a combi, system or regular boiler, because the checks differ, and some only stock parts for certain brands. If the boiler is still under warranty, mention the expiry year so the service is recorded in the right way.

Say when it was last serviced and whether anything is bothering you: a fault code, a drip from the pressure relief pipe, noise when it fires, or pressure that keeps falling. If the boiler is in a loft, say whether there is a fixed ladder, boarding and light. Engineers can refuse to work in an unsafe loft, and you could lose the appointment.

Ask what the fixed price includes. A good quote states whether a flue gas analysis and a written service record are part of it, the price for a landlord gas safety record if you need one, how parts found to be faulty will be priced, and whether there is a charge if the boiler is condemned as unsafe on the visit.

How much does a boiler service cost?

Typical UK annual boiler service costs
JobTypical cost
Standard gas boiler service£70 – £100
Service in a loft or with harder access, or a full strip-down£100 – £130
Service plus landlord gas safety record£120 – £150+

Prices tend to be higher in London and the South East, and some engineers discount a second boiler at the same address. These figures are a guide, not a quote.

The boiler service process: what to expect

  1. Visual inspection. The engineer checks the boiler, its location, ventilation, pipework and the flue terminal outside for damage or obstructions.
  2. Operating checks. The boiler is fired and the gas pressure and flow are tested at the inlet.
  3. Casing off. The case is removed and the seals, burner, fan, electrodes and heat exchanger are inspected and cleaned as needed.
  4. Combustion analysis. A flue gas analyser measures carbon monoxide and carbon dioxide to confirm safe, efficient combustion.
  5. Safety devices. Flame failure, overheat and pressure safety devices are tested, and the expansion vessel charge checked.
  6. Record. You receive a service record, and the Benchmark checklist is updated for warranty purposes.

Planning permission and building regulations

Use the Gas Safe Register to check the business and the engineer's appliance categories. A service follows the manufacturer's instructions; the cleaning and dismantling needed depend on the model and its condition. Servicing is separate from a landlord gas safety check. If you let a property, arrange the required safety checks and records as well as maintenance; ask the engineer which jobs the appointment includes.

Landlords have a separate duty under the Gas Safety (Installation and Use) Regulations 1998 to have gas appliances they provide safety checked every 12 months and to give tenants a copy of the record. The HSE's guidance for landlords explains what is required.

How to choose a boiler service engineer

  • Check their Gas Safe ID card and confirm the registration covers boilers
  • Ask whether they use a flue gas analyser and give a written service record
  • Confirm the fixed price and what it includes before the visit
  • Ask whether they are familiar with your boiler brand and carry common parts
  • Check how faults found during the service will be quoted
  • For warranted boilers, make sure the service will be recorded in the Benchmark log

A service that takes only 15 minutes with the casing never removed is unlikely to be a proper service. Expect the engineer to spend between 45 minutes and an hour and a half on a typical boiler.

Frequently asked questions

Is a boiler service a legal requirement?

Not for homeowners. It is strongly recommended for safety and is often required by your manufacturer's warranty. Landlords must have a gas safety check done every 12 months, which is a legal requirement, though that check is not a full service.

Will an annual service void my warranty if I miss it?

It can. Many manufacturers require a service every 12 months by a Gas Safe registered engineer, recorded in the Benchmark log. If a fault appears and the service history has gaps, the manufacturer may refuse a free repair.

What happens if the engineer says the boiler is unsafe?

They will explain the risk and may turn the boiler off and label it. If it is classed as immediately dangerous, they can disconnect it with your permission. You should not use it again until a registered engineer has repaired it.

Does boiler cover include an annual service?

Some plans include one and others charge extra or leave it out. Check the policy documents, as servicing is sometimes the main thing that separates a cheaper plan from a more expensive one.

Request annual boiler service quotes

Combi Boiler Quotes is a matching service for independent heating businesses. One free online enquiry can help you receive up to four quotations from local Gas Safe registered engineers, depending on coverage, the work requested and availability. Four quotations are not guaranteed, and there is no obligation to accept one.

Send your boiler make and model, its age and the date of the last service, so engineers can price the visit accurately.
